Our Building Process

We understand that for some people the idea of building a custom home may seem daunting. However, we view our role as both adviser and builder, guiding you through all aspects of the process. What initially might seem like a challenge actually becomes an enjoyable experience. The result is a home that showcases your unique sense of style.

Phases Of Construction

At Bloomfield we divide the custom homebuilding process into five manageable phases. We advise some clients through all five phases, while others engage us after choosing an architect. Either way, you will benefit from having our expertise during the architectural stage to ensure design ideas are practical during construction and follow the most current building methods and technologies.

Phase 1: Initial Consultation

Building your custom home begins with listening to your ideas about architectural design and figuring out what floor plan fits your lifestyle. Getting to know each other is crucial to building trust and establishing open lines of communication. This is the basis of a positive builder-client relationship.

Phase 2: Finding the Location

Before drawing architectural plans we will help you determine the most important elements in finding the location of your future home. Lifestyle, schools, transportation and other factors influence the decision. Once you decide upon a neighborhood, we are here to help you determine which specific lot is right for you. Lot size, zoning, setbacks and utilities are just some of the aspects we will consider together.

Phase 3: Designing Your Home

During this phase we will work with you and the architect to help design a home that expresses your style and reflects your needs. We’ll discuss various features of the home: number and placement of bedrooms and bathrooms, attached vs. detached garages, location of laundry rooms, storage needs and mudroom options, among other items.

At this stage we also offer our suggestions regarding the latest advances in construction practices. This includes our experience in green and healthier building alternatives.

Phase 4: Obtaining Permits

After the architectural plans are complete, we will facilitate obtaining the necessary building permits, surveys and municipal approvals in order to break ground. We will navigate the governmental requirements on your behalf.

Phase 5: Building Your Home

After so much thoughtful preparation, seeing your home become a reality is the most exciting and rewarding phase of the process. This is truly the easy part for you. We will handle the daily project management and work with you on finish selections. We will provide you with a general decision timeline regarding everything from plumbing fixtures to paint. At this point we also often collaborate with interior designers to help you achieve your aesthetic vision.
